When you submit a booking using our online reservation system, you will receive an automatically generated booking reservation summary to the email address you provide in the booking form.
This does not form a contract between us. A contract shall only arise when your deposit /payment is paid and a booking confirmation is subsequently emailed to you.
You must be over 18 years old to make a booking.
Only families/persons quoted when booking are allowed to stay in the property. No third parties are allowed to stay at the property and holidays booked are not transferable.
The person named as the party lead on the booking is responsible for the group and liable for any damage caused and/or monies outstanding.
All bookings are accepted on a firm basis.
If you are forced to cancel, monies paid are not refundable. You are advised to take out Holiday Cancellation Insurance to cover for this eventuality.
A reduction in the number of guests requested less than 6 weeks before the arrival date will not be acceptable.
We can only accommodate up to the limit of the property which is 6.
If the cancellation is made by Ae Barn, the liability will be limited to a refund of the monies paid.
The owner is not liable to the guest or members of the quest’s party for the loss or damage to any belongings of any of them.
As owners we shall not be responsible for the death or personal injury to a guest or loss, damage or accident to personal property.
We do not accept Hen, Stag, 18th or 21st birthday groups, sorry – we are not a suitable location for boisterous or loud groups and would appreciate noise to be kept to a minimum.
In the event of misbehaviour or inappropriate behaviour we reserve the right to terminate the let without any refund of monies.
A payment of 25% of the total balance is required to confirm your booking, with a refundable deposit of £75.00 payable with the balance.
The outstanding balance is due 6 weeks before the arrival date and we do not send reminders.
If the booking is made within 6 weeks of the arrival date, full payment must be made upon booking .
In the event of non-payment, the booking will be cancelled and no refunds will be given.
We ask that any breakages or faulty equipment be reported so that we may replace them.
A replacement charge will be made. Guests agree to make good any loss or damage caused directly or indirectly to the property and its contents.
A £50.00 good housekeeping deposit is payable with the balance of the cost of the holiday. This will be refunded at the end of the holiday but may be withheld in part or whole in respect of any loss, damage, wear and tear or if the barn is left excessively dirty and/or messy and extra cleaning is required.
Ae Barn is strictly a NO SMOKING property, both indoors and in and around the stables.
A penalty charge of £200.00 will be made to de-fumigate the property if guests smoke.
A maximum of two well behaved dogs are allowed. Dog stays must be booked. Please bring a basket and do not allow dogs to climb on the beds or furniture. Dogs must be kept under control and must not be allowed to foul the area. Dogs must not be left alone in the property. You are liable for any damage caused by your dog(s).
Finally, any dogs found to be causing distress or inconvenience may be asked to be removed, and if necessary the let may be terminated.
Two stables are available and must be booked prior to arrival. Shavings are available to buy as required.
Hay, haylage and feed is the sole responsibility of the horse owner(s).
Horses must stay in the stables or paddocks allocated to them.
You will need to bring their equine passports and each horse must be wormed and fully inoculated for equine flu and tetnus.
The stables run on a “leave it as you find” it policy – please muck out the stables before leaving.
You are liable for any damage caused by the animals and Ae Barn nor it’s owners cannot be held responsible for the death or injury or accident to either dogs or horses.
Bedding, linens and towels are all provided at no extra charge.
As guests you will agree to keep the property and its contents in the like condition as at the start of the letting and to leave leave the property and all the crockery, cutlery, glassware and kitchen wear in a clean condition.
Guests are responsible for the condition of the property and the furniture and fittings therein. Whist accepting that the property is cleaned between “lets” the guest shall leave the property in the same state of cleanliness and general order in which it was found.
Please note that Ae Barn is in a rural setting so WiFi and internet connection can be very slow at times.
It is very important to us that you enjoy your stay and every effort has been made to try and ensure this is the case.
However, in the unlikely event of you being unsatisfied with the property or any other issues, you should immediately contact us so that we can provide the opportunity to rectify the issues.
The owners or representatives shall be allowed access at any reasonable time during the occupancy for the purpose of emergency maintenance or repair or any other need.
If any of the facilities described should become unavailable due to unexpected breakdown or factors out with our control, all reasonable efforts will be made to restore the provision of the facility as quickly as possible. However,contractual obligation will be limited to a refund of that proportion of the holiday cost relating to that provision and is at the sole discretion of the owners of Ae Barn.
The property is available from 2.30 pm of the first day of the booking until 11.30 am on the last day. Ae Barn shall not be obliged to accept bookings and/or give reasons for declining.
